This may be your first time planning a big event, such as a wedding, or another kind of event and many times people just don’t know what things cost, that’s ok! We are in the business of knowing these things and we are very happy to explain!

Weddings: Many don’t realize that the average overall cost for a wedding in the United States in 2021, for about 150 guests (including venue, catering, flowers, photography, and all that goes with a wedding), is about $35,000. However, we are located in Loudoun County, Virginia, one of the wealthiest counties in the United States, and the average overall cost (including venue, catering, flowers, photography, and all that goes with a wedding) to host a wedding for about 150 guests is approximately $45,000+ in Loudoun County. 

Keep in mind that the most expensive part of any event is the venue and catering costs. When your guest count is over 150 people, the prices go up for catering and sometimes the venue if you are over 250 people.  Events and weddings that are held in hotels are for the sake of convenience and ease of planning. But, if you have the desire for something very special, like an event or wedding at a beautiful venue like ours, it’s an experience you— and anyone who attends your event — won’t easily forget!  

The Middleburg Barn® is a venue only rental, allowing you to hire vendors for your event. Here at The Middleburg Barn®, we require that you choose from our list of planners and caterers who know our venue, are insured and have been vetted to work here. For Corporate Clients, we know some of the best in the business when it comes to lighting, sound, staging, just to name a few and have access to national music acts for your event!

The Middleburg Barn® offers packages from small events starting at $1,500 for up to 3 hours for less than 30 people.

Most of our rentals are for the venue only start at $11,000 on a weekday go up to $14,000 for a Saturday for up to 250 people including tables and chairs and other amenities.  We also have onsite accommodations for overnight stays.

What are vendors? Vendors are professionals we know in the business who can help you with planning, catering, flowers, linens, table setting, glassware, draping, photographers, bands, DJ, live artists, bars, invitations, place cards, furniture or other unique rentals, etc., We know some of the best in the business and all are vetted and are incredible professionals that can make your event incredible!  

Our Amenities: The Middleburg Barn® has two private rooms with their own bathrooms to get ready, or can be used as a room for band members that are playing at your event. We also have state-of-the-art ambient lighting, catering space, gorgeous guest bathrooms, three outdoor spaces for ceremonies or cocktails areas, pond with live swans, waterfall feature, parking for over 500, including handicap parking spots, climate control for any time of year event, easy access in and out of the farm.  

Our prices for 2023: The price range is from $1,500 for a very small event for 3 hours, all the way up to $30,000 for a multiple day event! Our prices are depending on the packages and what’s included, number of hours and number of guests, guest cottage, horse for guests to visit with, etc. 

Each hosted event maintains use of the Barn with a lot of privacy from the public with gates and security, if needed. Our landmark location is on Route 50 and is in the perfect location for you and your guests. Being on a main road makes us easy to find, allows us to offer access for large buses, limousines, Uber/Lyft drop off and pickup are often used at our location.

CORPORATE, Non-profit, non-wedding event

We do several non-wedding events from Corporate Fundraisers, Holiday Parties, Political Events, Film Festivals, TV/Film productions, etc. 

Seating is 350 comfortably with tables and 700 theater style, or up to 2,000 for larger events. We do allow tents at our location. We also have a 48 thousand square foot space that can seat over 1,000 or our Loft Space that can seat 100 people. You can host a small gathering in an intimate setting, or a large get-together that can accommodate live music and a dance floor.
